How we sold our home. Part 2.

When we left off last time I shared some tips and tricks of how to get your home ready to be put on the real estate market. I am no expert by any means but I put a lot of thought into my list and suggestions and I think i did a decent job for a newb. I ALSO let you guys that we were under contract already and that was a crazy story so let me just tell you how it all started.

Around August we met with our realtor to discuss price and what projects he thought we should tackle before listing. Those included replacing the porch columns, paint touch up, and a few other small things. We set a hopeful timeline and told him we would let him know when we were ready for listing photos.

We didn’t get to that point until about October so we were already well behind schedule but somehow everything was about to fall together. The WEEK we were making the appointment for a photographer to come and take the listing photos- we get a note in our mailbox* that said something along the lines of “I heard you guys were planning to list your house- my brother has been looking in the area and would love to check it out before it hits the market. Give me a call.”

Welp! We called and set up a showing for the next day! I ran around like a maniac to do everything I listed in my last post and the house looked incredible. Sure enough, they loved it and made an offer that night. A few days of back and forth before we settled and we were under contract shortly there after! SO CRAZY.

Just when we thought it couldn’t get better- they wanted to move forward without realtors (big cost savings but I’ll share more thoughts on that later), were paying cash so there would be no appraisal, AND since we only bought the house 3 years ago- they decided to forego the inspection. 

HOLY SHIT. 

Could we have gotten any luckier?!

Well, our luck was about to run out…

*thats actually a funny story because I found a business card in our mailbox and didn’t think much of it. So, I left it in there thinking maybe Joe needed it. A few days later I brought it in and put it on the kitchen counter. A few days after that I went to put it in the garbage can because we still didn’t know why it was there. Sure enough, I pick it up and there is a note on the back.
